Investor Alert…two flats, in a prime Golden Beach location on a fully fenced 607m2 block, within walking distance to local amenities including beach; charm-filled with modern décor, they are clearly a superb investment proposition, as well as additional versatile scenarios.

Flat 1 is at the front of the pair, complete with a delightful covered alfresco entertaining area, two bedrooms, open plan lounge with hardwood timber floors and high ceilings, contemporary kitchen with stainless steel appliances, study nook, combined bathroom/laundry, and separate toilet.

Flat 2, at the rear of the pair, is complete with two bedrooms, carpeted lounge/dining, identical kitchen to Flat 1, combined bath/laundry, separate toilet, and covered east-facing alfresco entertaining.

A three-bay carport is at the rear of the property, and there is space on-site to park additional vehicles, including a tinnie. Both units have ceiling fans, air-conditioning, and security screens, and are in neat and tidy condition…ready to move straight into.

In addition to investors, this parcel could also suit a downsizer – live in one and rent out the other, or the extended family looking for the benefits of dual living, with good privacy and separation. The garden requires minimal maintenance, and there is no immediate money needing to be spent on either unit.

In a premium lifestyle location, within walking distance to the beach, bus, parks, shops/cafes, local primary school, and just 1.2 kilometres to the Stockland Shopping Centre and minutes into Caloundra to access its full suite of amenities; you’ll want for nothing.

A tightly-held parcel, with same owner for 22 years – this will generate lots of interest and enquiry; for good reason.  Investors will do the sums, and the yield is indeed attractive, plus there is the added benefit of excellent capital growth over time in this desirable location.

Winners are grinners, put your best offer forward.

Suburb Profile

Golden Beach

The development of Pelican Waters has awakened interest in neighbouring Golden Beach, a sleeping giant until recently.  Previously regarded as “God’s waiting room”, Golden Beach is now attracting a greater mix of families and semi-retired professionals looking for their place by the sea.

Best Feature: Best beach-side accomodation close to Caloundra

Located to the south of Caloundra and north of Pelican Waters, Golden Beach overlooks the Pumicestone Channel and Bribie Island as Bells Creek forms the southern boundary.

Predominantly an older residential suburb, Golden Beach offers buyers the choice of original 1950's beach cottages, 1960's and 70's vintage brick homes, including newly-developed apartment complexes.  Looking for proximity to the coast? Many buyers have found the cost of buying and rebuilding or refurbishing in the older parts of Golden Beach comparable to newer housing developments located further from the coastline.  This has seen the revitalisation of older parts of Golden Beach into a more modern beach-side community. Golden Beach also offers some of best beach-side accomodation close to Caloundra CBD with an array of cafe's, local shops, restaurants and widespread parklands.

There’s the powerboat club and boat ramp, Golden Beach tavern, Golden Beach State School, medical centre, bowls clubs and a fabulous little shopping strip with a bakery famous for its lovely lemon buns.  While the coffee culture is developing here, you still have your old-style fish and chips and boat and catamaran hire.  Sporting clubs are well catered for, with indoor basketball, outdoor netball, AFL and rugby league fields.
